CLATSOP COUNTY — An oceanfront house on Pacific Street in Cannon Beach was the county’s top-price residential sale in 2025, going for $4.3 million. Boasting a spectacular view of Haystack Rock and the entire sweep of the seashore, the home previously sold for about $1.5 million in 2013, according to the online brokerage site Redfin.

It was among the $543 million paid for nearly a thousand properties in Clatsop County in 2025 — a slightly higher total than in 2024, as recorded by the county assessor’s office.

Taking a dive into the assessor’s monthly reports reveals last year’s highest-dollar sales were entirely dominated by the beach communities from Warrenton to Arch Cape.

Among the houses that sold last year for $1.2 million or more, 18 were in Cannon Beach, 11 in Seaside, 11 in Gearhart, five in Warrenton, and two in Astoria.

Notable commercial sales were topped by the $5.8 million sale of Fresh Foods Cannon Beach and $3.775 for Astoria Crest Motel. Some other noteworthy sales included $3.65 million for 1535 Commercial St., Astoria; $2.96 million for 310 Industry St., Astoria; $2 565 million for Peace Lutheran Church; $2.4 million for 601 S Roosevelt Dr., Seaside, which houses Taco Bell/KFC; $2.35 million for 15 N Columbia St., Seaside – Heritage Square; $2.118 million for Knappa Country Market; and $2.1 million for Pier 11 in Astoria.

There were three multimillion dollar sales of industrial land last year, including one for $15.5 million for 1,984 acres by Weyerhaeuser to Stimson Lumber. Weyerhaeuser acquired well-regarded Oregon-based Willamette Industries in 2002, including property in Clatsop County.

Other industrial sales last year included $9.75 million for 1,082 acres purchased from three separate landowners by Bavo1 LLC, of Bainbridge Island, Washington. In another transaction, Nygaard sold 588 acres to Josephine County for $6 million.
