Railing question prompts extra concrete work at Trendwest Resort

SEASIDE – Construction crews for the Trendwest Resorts complex have been reinstalling railings for all of its balconies as a precautionary measure, after a few reportedly exhibited problems.
The $55 million resort near the Turnaround has 283 timeshare units, and each features a concrete balcony with a railing. The first were installed five months ago, and the last were finished three weeks ago as the project completion targeting the end of June approaches for the prime contractor, Swinerton Builders.
Two weeks ago, work crews discovered a few isolated instances in which the concrete had cracked near the corners of the balconies where the steel railings were installed, said Len Anderson, Swinerton superintendent. Apparently the grout between the railings and the concrete was expanding excessively, he said Tuesday.
Why is unclear, he said. Engineers for the manufacturer of the grout were among those looking into the problem last week, he added.
Meanwhile, Swinerton officials decided to remove and reinstall all of the railings as a precautionary measure, Anderson said. Extra crews were brought in to do the work, which included the use of power tools, hoists and netting to catch debris.
“We’re taking a small problem and (reinstalling) everything so it doesn’t become a big problem,” Anderson said. He did not specify the cost of reinstalling all 283 railings, but said “doing it now is going to minimize the cost” compared to dealing with more instances of cracking later, he said.
The problem is not structural, Andedrson said. He anticipated that railing work would be done by the end of next week, as loading crews for Trendwest continue to bring in furnishings.
